A Ranch Shaped by the Land

CHARACTER

Big Bend Ranch encompasses 108± acres in the Jalama Valley, a private landscape of productive rangeland, oak woodland and the El Jaro Creek corridor.

The property carries the unmistakable character of California ranch country: open hillsides, mature oaks, grazing land and a landscape that invites life outdoors. At its center is a remodeled ranch residence, comfortable and understated, with a natural connection to the land surrounding it.

Since its acquisition in 2023, Big Bend has been thoughtfully and extensively improved, transforming the property into a highly functional ranch while preserving the character that makes the setting so distinctive.

Ready for Ranch Life

INFRASTRUTURE

At Big Bend, the infrastructure is already in place.

The equestrian headquarters includes covered horse shelters and turnouts, a round pen, tack and feed facilities, gated entries, improved ranch roads and substantial shop, equipment and storage buildings. Each improvement has been designed around the practical rhythms of caring for horses, livestock and the land itself.

But the experience of Big Bend extends beyond its infrastructure.

It is early mornings beneath the oaks. Horses moving through the turnouts. Cattle gathering against the hills. Riders, family and friends coming together on a landscape meant to be experienced, not simply observed.

Here, the life of the ranch is already established.

108 Acres of Possibility

RECREATION

Big Bend has supported an unusually diverse range of agricultural and recreational uses, including beef cattle, grazing, beans, grass, apiary operations, chanterelle harvesting, red oak firewood, turkey hunting, weddings and horse-and-rider clinics.

The ranch has reportedly supported approximately 70 head of beef cattle, while a potentially transferable 540± acre grazing lease may offer the opportunity to substantially extend the ranch operation, subject to confirmation.

Two wells serve the property. A 2020 hydrology study reported eight-hour pump-test rates of approximately 19 and 13 gallons per minute, with detailed well and water-quality records available for buyer review.

Diverse Landscape

MOUNTAIN-TO-OCEAN

Beyond the operating core, Huasna opens into a remarkably diverse landscape. Broad grass valleys give way to creek corridors, shaded canyons, interior basins, ridgelines, oak woodland and far-reaching mountain-to-ocean views.

There is a strong sense throughout the ranch that the land still holds its earlier rhythms. Not every chapter has been erased. Some remain visible in old structures, old names, old water, and old routes through the country.

Big Bend Ranch is protected by a conservation easement held by The Land Trust for Santa Barbara County, preserving the property's agricultural land, natural habitat and scenic character while providing a framework for continued farming, ranching and residential use.

The property is also enrolled under the Williamson Act, supporting its continued agricultural stewardship and providing a reported property-tax benefit of approximately $3,000 per month.

Together, these protections help preserve what makes Big Bend extraordinary while allowing the traditions of ranching and agriculture to continue.

A protected landscape. A working ranch. A place prepared for its next steward.
